WHAT DOES IT COST TO REMODEL A KITCHEN?

 

Remodeling your kitchen can turn it into a beautiful gathering room.

Oh, the age-old question- even if you have a money tree growing in your back yard, you still want to know how much you’re going to have to pick.

Want to hear a joke I came up with? Too late it’s happening-

Corny- yes. True- yes. The standard brass and oak of the ’80s and ’90s seemed to be an epidemic that we are now rectifying.

So I’m going to break it down by types of remodels.  Keep in mind, not every project is the same, we are a design/build company (the design is part of the package) and I’m basing this off of mid to upper-end finishes. Away we go:

GUTTING- RIP IT OUT AND REPLACE IT ALL

 

You always have the option of gutting your kitchen and starting fresh.

$40,000 to $60,000

When you rip it all out and donate what you can to Habitat you’re not only left with a feeling of being a good citizen, you’re left with a shell. A beautiful blank space to do anything with. Sometimes, depending on the size of the kitchen or layout of the house, you’re stuck with the footprint you have, but that doesn’t happen very often. A good creative team should have the talent to come up with at least three footprint options for you to consider.  Here’s a list of things you would/could change:

  • Cabinets
  • Countertops
  • Flooring
  • Lighting fixtures
  • Ceiling height and texture
  • Windows moved
  • Soffits taken out
  • Plumbing fixtures
  • Appliances
  • Doorways widened
  • Garage door moved
  • Backsplash
  • Storage options

FACE-LIFT

 

A kitchen facelift can include new cabinets and appliances.

$20,000-$40,000

There are a few ways to go about doing a face-lift, what doesn’t change is the layout of the kitchen. You will generally keep your existing cabinets and either paint/stain them or replace the doors and paint/stain them.  But don’t let the idea that keeping your cabinets is going to save you a bunch of moolah- sometimes refacing can cost as much as replacing the whole kit and caboodle- so explore your options. A facelift will generally include:

  • Cabinet update
  • Countertops
  • Plumbing fixtures
  • Appliances
  • Flooring
  • Lighting fixtures
  • Backsplash

BAND-AID

 

Replacing your countertop can have a large impact on your kitchen feel.

$10,000-$30,000

I realize that is a larger span of range but when you simply band-aid a kitchen it becomes a domino effect, once you start thinking about changing one thing it means in the future you can’t change another.  For example, replacing your countertop means that in the future if you replace your slide-in stove you’re stuck with another slide-in stove or if you tile up to a microwave above your stove and you replace it with a proper hood you’re going to have to go back and re-tile.  So we find that clients pick and choose what they need and what they want in the future, that’s why it ranges so much. In a band-aid scenario you would change:

  • Cabinet color
  • Countertops
  • Backsplash
  • Plumbing fixtures
  • Appliances (sometimes)
  • Lighting fixtures (sometimes)

With any remodel room size, level of finish and the project scope will determine your cost.  But I hope this at least gives you a good amount of insight into what you can expect on a kitchen remodel.
